1. Repaint the home inside and out. Of all the expenses of home ownership there is nothing you can do that provides a greater return than painting your home. We all learn to live with fingerprints on walls, or chipped trim, but new buyers scrutinize the home thoroughly. You will get your cost of paint back and more.2. Landscaping...if it is the summer, trim the bushes, edge the lawn, and put mulch in the flowerbeds and around trees. If you do it all yourself, it is a minimal expense and makes your home looking inviting and cared for.
3. Lighting -- buyers love light and bright. It is tempting to close the drapes and turn off the lights, but those are the opposite of what you need to do when your home is on the market. Put on a light in perpetually dark areas. Leave the drapes open and shades up.
4. Clean---Make sure the beds are made, the kitchen picked up and the bathrooms clean every morning when you leave the home. This is free and you cannot imagine how many buyers are upset when the home is messy. I get comments like "I can't believe the home looks like this when it is on the market."
5. Be absent or silent. Many of our Kansas City sellers are very proud of their homes. Resist the temptation to follow the buyer and the agent around with a running commentary about the house. They will buy your home if it fits their needs and if it is priced right, not because you installed pullout shelves in the kitchen or have a great laundry room. They will see all the features they want to see, and it can harm your chances to sell the home if you don't leave them alone.
6. Closets: Clean out the closets and box up stuff you don't need. You are trying to show off your home it its best light, and a clean organized closet looks like it holds more.
